Maintenance pretty much sucks. Having the rent keep going up about some petty fees. Also there’s bedbugs in the apartments of course they’re going to try to cover that up for no bad business they are a joke do you not trust what they say to you.

Our apartment is far from what we were promised in our tour!!!
Two roommates and I toured Arbor Landings back in April. Staff was nice and the the apartment we toured was renovated and beautiful for an affordable price. We signed a lease to move in at the end of May.
Here’s where it went south. They warned us a day prior to our move-in day that the apartment might not be ready yet. It was undergoing renovations so we assumed it might be some minor things. When we walked into the apartment it... was far from livable. I wish I could attach images, but it was disgusting. We were promised a renovated apartment but the only thing they renovated was that some of the carpet floor was now hardwood. The existing carpet was never washed. We were promised new appliances that were never installed. As a matter of fact, our very old dishwasher wasn’t even attached to the wall and fell out when we tried to open it. There were still nails laying around and the floor hadn’t been swept, so it was covered in debris from the renovation. The bathrooms were absolutely filthy and the tub was filled with dirt and old razor heads from the previous tenant. I made a running list of stuff that needed to be addressed and here are some items on it: no sweeping, carpets not washed, no closet knobs, bathrooms dirty, paint on bathroom sinks, still the old appliances, bathroom shower pressure not working, exposed outlet in bathroom, inside of cabinets are filled with dirt and debris, the door to one of the rooms does not close, the window did not open in one room, and a wood board was exposed at the top of the steps. To top it all off, the air conditioning stopped working three days after we “moved in”. Our first call about the AC was a week from today and we are waiting for a new filter to be installed (we were promised this would be done yesterday).
After over a week of trying to get a call back from management, she finally called and told me that the most they could do for us is give us $100 off next months bill... Considering that this place was barely livable for a week and we had to do a lot of the cleaning ourselves this was infuriating. Our move in experience and their lagging response to it has been terrible. We signed a year long lease so I am hoping that in a few weeks things will be better. I would not recommend this place to anyone I know.

But, the apartments are cheaply constructed. Be prepared for a $200-$300 monthly utility bill. My furnace would quit at least once a year. It was promptly but obviously temporarily repaired. Plumbing to the toilet must have been a rubber hose that would freeze (but not break) if it was too cold outside.

The people in the office are not friendly at all, when you go in to talk to them they barely say even hi. The wall of these apartment are very thin (later I heard they they are built from papers or something) Because of this reason my electricity bill is about $250 per month and the walls are very thin! To get maintenance you have to wait about a week!

There was a lean in the ceiling above my bathroom causing a bubble to appear in the drywall. I reported the leak and someone came to look at it and said that the drain for tub directly above my own was leaking, they were ordering a part to fix it. Two weeks later, the leak gets worse and water starts pouring out of the vent. They come in to look at it, say they'll fix it and make sure no one uses the bath above me till then. The next day, the leak gets even worse, with water pouring through a... new hole in the ceiling, getting all over my stuff. Extremely unsanitary...and I reported the leak a couple weeks earlier. Glad I'm not renewing my lease.
